This project includes three common area clubhouse buildings at the center of a large residential development, along with other common area improvements across the site. During litigation Whitmore Architects investigated defective construction of the common area buildings and site walls. Our investigation identified defects and damages that included leaking roofs and flashings, leaking window wall systems, improperly installed metal cladding (including areas where it was coming off), rusting metal sunscreens and leaking and corroding water features.
The firm led a team of forensic consultants that investigated leaking and deteriorating site walls, deteriorating concrete and asphalt concrete. paving in street and parking areas, mechanical system defects, defective landscaping and improper drainage. We also provided presentations in mediation on behalf of the Association. Our efforts enabled the Homeowners Association to reach a successful settlement with the Builder.
